1. Reservation & Payment
A valid reservation is confirmed upon receipt of full payment, or as specified in your booking confirmation. You agree to provide accurate and complete information for all guests staying at the property. The Kodrian reserves the right to cancel a reservation in the event of failed payment or suspected fraud.
2. Cancellation Policy
We offer a free cancellation policy: you may cancel your reservation free of charge up to 5 days before your scheduled check-in date. Cancellations made within 5 days of check-in are non-refundable.
3. Check-in, Check-out & Access
The property operates with self check-in and self check-out. Check-in: after 16:00 (4 p.m.) Check-out: by 11:00 (11 a.m.) Late check-ins and early check-outs are possible and welcome. You will receive your unique access codes on the day of arrival, valid for the duration of your stay. Access is provided via smart locks; on departure, simply dispose of the code. Baby cots are provided free of charge upon request, subject to availability.
4. Registered Guests Only
Only registered guests included in the reservation are permitted to stay overnight in the property. The property reserves the right to deny access or terminate the reservation in case of unauthorised occupancy.
5. Visitor Policy
Visitors are permitted only with prior approval from management. Events, parties, gatherings, commercial activities, photoshoots or filming are strictly prohibited unless expressly agreed in writing.
6. Noise Policy & Quiet Hours
Please respect neighbouring residents and comply with the quiet hours prescribed by Greek law. Summer (1 April – 30 September): afternoon 15:00–17:30, night 23:00–07:00. Winter (1 October – 31 March): afternoon 15:30–17:30, night 22:00–07:30. Excessive noise, loud music, parties, gatherings, shouting or any activity causing disturbance to other residents is strictly prohibited during quiet hours and may result in immediate termination of the reservation without refund.
7. Special Requests
We are happy to assist with the following during your stay: • Airport pick-up and drop-off (additional charge may apply) • Luggage drop-off before check-in or after check-out (subject to availability) • Local recommendations and experiences • Additional housekeeping during longer stays (extra fee may apply) Please let us know in advance and we will do our best to accommodate your request.
8. House Rules
• No smoking inside the property. A cleaning / deodorising fee will apply in case of violation. • No pets are allowed on the property. • Please respect the property and the neighbours, keeping noise to a minimum, especially during quiet hours (see section 6). • Parties, gatherings, celebrations, commercial activities, photoshoots and events of any kind are strictly prohibited unless expressly approved in writing by management. • Please treat the property with care. You are responsible for any damage caused during your stay.
9. Children
Infants from 0 to 2 years old stay free of charge when sharing existing bedding with adults. Baby cots are provided free of charge upon request, subject to availability.
10. Maximum Occupancy
The maximum occupancy of the property is strictly limited to the number of guests stated in your booking confirmation. Exceeding this number is not allowed.
11. Cleaning & Linen
The property is professionally cleaned before your arrival. Additional cleaning or linen changes during your stay are available upon request and may incur an additional fee.
12. Damages & Security
You are responsible for any damage caused to the property or its contents during your stay. Damages will be charged to the payment method used for the reservation. The property reserves the right to pre-authorise or collect a refundable security deposit where deemed necessary.
13. Chargeback & Payment Authorisation
By completing payment, you authorise The Kodrian to charge the payment method used for the reservation for any unpaid accommodation charges, damages, excessive cleaning, missing items or violations of these Booking Policies. You agree not to initiate a chargeback or payment dispute without first contacting us to resolve the matter.
14. Lost & Found
Personal belongings left behind will be stored for up to 30 days. Shipping and handling costs shall be borne by the guest.
15. Right of Entry
Management may enter the property in emergencies, for maintenance, safety inspections, housekeeping, or where reasonably necessary to protect the property or its occupants.
16. Airport Transfers
Airport transfers are arranged through trusted third-party providers. The Kodrian is not liable for delays, cancellations, or the acts or omissions of such providers.
17. Force Majeure
The Kodrian shall not be liable for any failure to perform its obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, fire, flood, earthquake, extreme weather, strikes, labour disputes, civil unrest, pandemics, government restrictions or actions, airline disruptions, utility or internet outages, or any other force majeure events.
18. Privacy
We respect your privacy. Your personal data is collected and processed in accordance with our Privacy Policy and applicable data protection laws (GDPR).
19. Governing Law & Jurisdiction
These Booking Policies shall be governed by and construed in accordance with the laws of Greece. Any disputes shall be subject to the exclusive jurisdiction of the courts of Athens, Greece.
20. Entire Agreement
These Booking Policies constitute the entire agreement between you and The Kodrian regarding your stay and supersede all prior agreements or understandings.
21. Rates, Taxes & Statutory Fees
Listed accommodation rates are quoted in euros, per room, per night. Rates include 13% Value Added Tax (VAT) and the City of Athens Transient Stay Municipal Tax (0.75%). The Climate Crisis Resilience Fee is not included and is charged separately per room or apartment, per night: €8 from April through October and €2 from November through March. This statutory fee is payable by the guest, is not subject to VAT, and is collected against a separate official receipt. Applicable taxes and statutory fees may change in accordance with Greek law.
